All of the properties featured in our portfolio are upscale high end properties, featuring expensive furnishings, rugs and other decorative accessories and electronics. We kindly ask our Guests to treat our properties with the care and mutual respect we put into them for your pleasure and comfort.

Agreement
Check-in Time-is 3:00pm. Our office closes at 5:00pm if you plan to arrive after our office closes, please call ahead to make arrangements.
Check-out Time-is 10:00am. Upon departure please lock you rental property and return all keys to our office. There is a $25.00 charge for keys/or gates passess not turned in or for units left unlocked. A late check-out is not available during the summer rental season. Departures after 10:00am will be charged $50.00 per hour fee. No exceptions.
ALL PERSONS STAYING AT THIS VACATION UNITS MUST BE LISTED ON THE ACCEPTANCE SHEET. Any unregistered Guest will be considered unauthorized (if not listed on the acceptance sheet) and an additional fee of $50.00 per night per person will be charged.
Deposits/Payments - Half of the total balance must be received the day a reservation has been made along with your signed contract. The final payment must be received 30 day before your arrival.
Cancellation Policy - If you have a confirmed reservation and payment has been received you must immediately notify SBTS if for some reason you cannot honor your obligation to occupy the vacation rental property. It is required that all reservation cancellations be received in writing. SBTS will make every possible effort to re-rent the vacation property, if we cannot re-rent the property there will be no refund issued. If SBTS is able to re-rent the property at full seasonal rates, you will receive a refund less $100.00 cancellation fee and $25.00 reservation fee which is non-refundable.
We do not provide refunds on appliance or air conditioning breakdowns. SBTS and the owners try to keep these item's in good working order, and we will have any failures fixed as quickly as possible after they are reported to us.
We do not provided refunds for inclement weather, including hurricanes and other causes of mandatory evacuations during your stay. For your financial protection we offer travel insurance in case either your personal situation or the weather interrupts your scheduled vacation for more information on this insurance, see the description listed under CSA.
Drugs and Hazardous Materials - No illegal substances are permitted on the properties.
Maid Service - The Units are cleaned before and after your arrival. Additional maid service is available if booked and paid for in advance: Rates start at $25.00 a hour with a 2 hr minimum. Palmetto Bugs are very common on the Georgia coast and doesn't always mean the unit is not clean. You can cover food, keep food sealed tight and make sure you keep unit clean to help combat this problem.
Method of Payments - Visa, Master Card, Discover, American Express & Debit only.

Quiet Time - Guests are advised that noise travels easily, and that it is important to be respectful of others at all times. There is a noise curfew at 10:00 PM in all residential areas and all Guests are expected to comply with this rule. At any time you are fined or SBTS or Unit Owner for noise curfew you are to pay all fines.
Pets -Dogs are only allowed in our "pet-friendly" rental properties and are not allowed insided or outside of any of the other rental properties, unless they are a documented service animal. If a pet is found on the premises, guests will be asked to leave immediately with no refund, and will be billed for all extra cleaning charges incurred. NO EXCEPTIONS.
Property - All units are privately owned. Guests are advised that personal items lost or stolen are not the responsibility of the Owner or Agent. Guest will have a set of keys and will be solely responsible for locking of the home and the safekeeping of their personal valuables during their visit. Agent and Owner assume no responsibility for insuring that the residence is locked and secured during the period of occupation by Guests. In addition, Agent and Owner shall be held harmless from all claims or causes of actions arising from the rental and occupation of the residence by Guest. In the event the home reserved becomes unavailable due to its sale, Agent will make every effort to re-reserve a similar property. If similar accommodations cannot be found, a full refund will be given to the Guest.
Personal Property-SBTS are not responsible for accidents or injury to guests or for loss of money, valuables, or property of any kind during your stay. There is a minimum of $25.00 for retrieving and shipping any items back to renters from thier rental property.
Lock-outs-We will loan an additional key at our office during our normal business hours for your use to get into the rental property. If we required to assist you after office hours, there will be a $25.00 fee.
All prices/and or descriptions are subject to change. Although every precaution is taken, errors in prices and/or descriptions do occur on our web site and in printing. We reserve the right to correct any such error.
Smoking - Smoking is not permitted inside our units. Smoking is permitted outside most units - ask before booking!. Please discard butt properly.
Tax - Units are subject to the 13% City of Tybee/GA Hotel Tax.
Damage Waiver Fee - We require a $45 non-refundable Damage Waiver fee for all reservations. The fee is in lieu of a damage deposit and is a fee to cover accidental unit damage or loss up to $300. If damage occurs during your stay, guest must notify the SBTS office immediately to have the damages/loss covered. The policy does not cover acts that are intentional or due to gross negligence, willful/wanton conduct, or any cause if guest fails to report the damage/loss before departure from the unit. Theft or damage of any property owned by or brought onto the premises by a Guest is not covered under this waiver. If malicious or intentional Guest damage occurs, the Guest will reimburse Agent and/or Owner the full replacement costs including attorney's fees. A few select Units may alternatively or additionally require a security deposit of $250-$1000.
Trip Insurance - We recommend that you purchase travelers insurance, especially when traveling during hurricane season, June-November.
Sea Turtles-Sea turtles are an endangered species, and are protected by law. Tybee Island is a nesting site,and has a active Turtle Watch Program. Nesting season in our area typically runs from May 1 through October 31. Nests are clearly marked and should not be disturbed. Our Island's police should be contacted if you see anyone disturbing a turtle or nest.
Unit Capacity - Each unit is designed to accommodate a certain number of guests. The numbers of guests permitted in the unit should match the number on your confirmation. If you decide to bring extra guests at the last minute, you will be charged the full rental cost of the unit. Please notify us ahead of time if the number of people in your party has changed.
Wedding and Other Special Events - Any unit function such as a dinner party, wedding, reception, etc. require prior written consent of SBTS There is a fee to hold any type of get together or function at our Units beyond the number of people listed on your confirmation. A refundable event security deposit is also required
Errors and Omissions - We strive that all published information about the rental properties offered by SBTS, Inc. is as complete and accurate as possible. Our website and print media content is reviewed and updated regularly. SBTS, Inc. is not responsible for inadvertent errors or any unknown changes a unit owner may have recently made to their property.
Supplies: A start up amenities package provided for our Guests includes; automatic dishwasher and hand soap, a limited supply of toilet paper and paper towels. Any supplies beyond the initial start up amenities package provided by SBTS are to be supplied by the Guest.
Maintenance: We cannot guarantee the operation of all appliances and makes every effort to keep the equipment and appliances in good working order. We have a 24-hour emergency cell numbers to report major appliance, plumbing or air conditioning problems. Authorized employees or repairmen may enter the premises during business hours for purposes connected with repair, care or maintenance of rental unit. We will do our best to have any repairs quickly; however, NO DISCOUNTS OR REFUNDS WILL BE GIVEN FOR EQUIPMENT OR APPLIANCE FAILURE.
Insurance: Guest’s personal property and vehicles are not insured by SBTS. SBTS is not responsible for any loss or theft both inside and outside the units.
Damage: The Guest will at the Guest’s expense and at all times maintain the premises, furnishings and appliances in clean and good condition and will surrender the same upon termination of this Agreement in as good a condition as when received. The Guest understands that the Guest will be responsible for repair of all damage.
Keys, Remote Controls: Keys to the premises are the exclusive property of the SBTS. There will be a minimum charge of $25.00 for replacement of each lost key and a $100.00 charge for lost remote controls.
Entry and Inspection: SBTS, Inc. will have the rights to enter the premises pursuant to state law; (1) In case of emergency, without prior notice. (2) to make necessary repairs, alterations, improvements, supply necessary or agreed services, exhibit the premises to prospective or actual purchasers, mortgagees, Guests, workmen, insurance agents, or contractors.
Use: The premises are to be used exclusively for residential purposes. No retail or other commercial use of premises is permitted. The premises are not to be used for meetings, receptions or for parties in excess of 10 people over the number of registered Guests. Overnight accommodations are restricted to the number of Guests agreed upon in advance and stated in this agreement. Any unregistered Guests shall be charged an additional $50.00 per night, per person for non-disclosure of the fact. No Parties or Under Age Drinking will be allowed.
Termination of Tenancy: Upon termination, the Guest will: (1) completely vacate the premises and any parking or storage areas used by the Guest; (2) leave keys in unit or return them to the on-site office, (3) leave remote controls and garage door openers in the unit, (4) leave all furnishings in the same condition as received. SBTS reserves the right to immediately terminate the tenancy if the Guest violates any part of this agreement and risks the automatic loss of security deposit. under the Ga Inn keepers Act.
Governing Law: This Agreement will be governed by the laws of the State of Georgia, applicable to Agreements made and fully performed in Georgia, by Georgia residents.
Entire Agreement: The parties acknowledge that this Agreement expresses their entire understanding and agreement, and that there have been no warranties, representations, covenants or understandings made by either party to the other except such as are expressly set forth in this Agreement.
Attorney Fees: In the event that either party is required to retain the services of any attorney to enforce or otherwise litigate or defend any matter or claim arising out of or in connection with this Agreement, then the prevailing party will be entitled to recover from the other party, in addition to any other relief awarded or granted, its reasonable costs and expenses (including attorneys’ fees) incurred in the proceeding.
Compliance with Law: Both parties agree to comply with all applicable federal, state, and local laws and regulations in performing their duties.
Severability: In the event that any provision of this Agreement is found invalid or unenforceable pursuant to judicial decree or decision, the remainder will remain valid and enforceable according to its terms.
Notices: All notices, demands or consents required or permitted under this Agreement will be in writing and will be delivered in person or by facsimile, mailed or emailed prior to stay. The service of any notice on one Guest will be deemed a service of all occupants with the premises.
